Demolition in Royal Palm Beach

No vegetation may be removed from any lot in Royal Palm Beach without a Village vegetation removal permit, under Section 15-71 of the code. A demolition that also clears the yard is therefore two permits, and the second one is easy to leave out of a schedule until the inspector asks for it.

The village was chartered in 1959 on former swamp and Seminole hunting ground, after Lefcourt Realty bought land from Food Fair founder Samuel Friedland; the groundbreaking was on June 30, 1959. By 1965 Royal Palm Beach Boulevard had been extended north from Southern Boulevard.

The Building Department’s permit finder named three demolition permit types: single family, three or four family, and general. That list is not published online now; ask the department for the current list before you file.

The village’s own projects show what it expects. A 2018 Palm Beach Post report said an asbestos inspection ahead of the Harvin Center demolition found asbestos in the roof-line flashing. On a commercial building, an independent licensed consultant surveys, a licensed abatement firm removes, and we coordinate both.

The Village files permits through E-Permitting. Its permit finder listed Demolition - Single Family, Demolition 3 or 4 Family and Demolition General, but the page is offline, so the submittal list is not published; ask the Building Department. Vegetation removal needs a separate permit under Sec. 15-71.

Order of work

From first call to closed permit

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. A garden shed and an apartment building go through these steps in the same order.

  1. Call or send the form

Give the address, what is coming down and anything that must be protected. Photos or a survey help.

  2. Walk the property

We check the structure, live services, truck access, trees, the seawall or neighbor close by, and any association rules.

  3. Scope and price in writing

Removal, protection, haul-off and anything that depends on the asbestos survey are listed line by line.

  4. Notices, letters and permit

The licensed asbestos survey and any health department notice, the utility releases, then the application to the right building office.

  5. Take it down and haul it out

Work runs in the agreed order. Loads go to Solid Waste Authority–permitted facilities, or the hauler your city requires.

  6. Final inspection and close-out

The inspector signs off and the permit closes. You keep a graded lot or the shell you asked for.

Questions

Demolition in Royal Palm Beach

Do I need a vegetation permit to clear my Royal Palm Beach lot after a teardown?

Section 15-71 says no vegetation may be removed from any lot without a vegetation removal permit. The exemptions are narrow: initial construction of one single-family or duplex home on a lot under 1.5 acres, trees destroyed by a storm, and agriculture. Single-family and duplex properties pay no fee. Confirm with the Building Department before anything is cleared.

What does a demolition cost, and what moves the number?

We do not publish prices, because the number depends on what surrounds the building. The main drivers are structure type and size, asbestos findings, truck access, the permit and utility requirements for the address, any below-grade work, and the haul to SWA-permitted facilities. Local rules move it too: the Town of Palm Beach requires a bond of the demolition cost plus 35%. Send the survey and photos, and we will price it.

Do I need an asbestos survey before demolition?

For commercial buildings, condos and co-ops, yes. The Florida Department of Health in Palm Beach County requires a survey and written notice at least 10 working days before a regulated demolition, even when no asbestos turns up. An isolated house of four or fewer units is usually excluded, though several cities still ask for an asbestos form with the permit. We arrange a licensed survey and coordinate licensed abatement.

How long does a demolition take?

We do not promise durations, because much of the calendar belongs to other parties. The health department’s asbestos notice needs 10 working days, Sunshine 811 needs two full business days, utility release letters arrive when the utilities issue them, and the Town of Palm Beach bars demolition from the Monday before Thanksgiving through March 31. We set out the sequence in writing with the quote, so you can see what drives it.
