Concrete removal in Palm Beach County

Breaking concrete is simple. Breaking it over a buried gas line, during the Town of Palm Beach’s winter limit on jackhammers, or into a container from a hauler the city has not approved is not. The paperwork sets the start date.

Florida law requires notice to Sunshine 811 at least two full business days before excavation or demolition. The ticket is valid for 30 calendar days, and each marked line carries a 24-inch tolerance zone where hand digging takes over from machines.

In the Town of Palm Beach, Sec. 42-198 restricts pneumatic jackhammers and similar equipment during season, and the Town’s demolition conditions say that work may not start until after May 1. On the mainland, hours and noise rules differ by city, so we check them for the address.

Concrete is heavy and recyclable. The Solid Waste Authority routes construction and demolition debris through a network of SWA-permitted private recycling facilities. West Palm Beach charges self-haulers a debris disposal fee based on the structure’s volume, with a higher factor for CBS and masonry.

Send a sketch with rough dimensions and photos of the area. We will price the break-out, the haul and the finished grade.

Sequence

  1. Measure the area and mark what stays.
  2. File the Sunshine 811 ticket and confirm private lines with the owner.
  3. Confirm permit, hauler and equipment-hour rules for the address.
  4. Saw-cut the edges that remain.
  5. Break out, separate the steel and load concrete for recycling.
  6. Grade and compact to the level the next trade needs.

The usual problems

What tends to go wrong, and how it is handled

A line that was never marked

Private lines such as irrigation, landscape lighting and sprinkler feeds are not always located through 811. We ask the owner for as-builts and hand-dig near anything not accounted for.

Thicker slab, heavier steel

Slabs and driveways vary in thickness and reinforcement. Where it matters to the price, we test-break a section before the scope is fixed.

Cracks running into what stays

Saw-cutting a clean edge first keeps the break from spreading into the slab, walk or curb that remains.

The wrong container on the street

Some cities restrict who may set a roll-off, as Wellington and West Palm Beach do. We confirm the approved hauler before a container arrives.

Outside our license

Permit needs for flatwork removal vary by city, so we confirm them with the building department. Utility relocation, irrigation repair and new paving are separate trades. We will not dig inside a tolerance zone with a machine.

Questions

About concrete removal

Do I need an 811 ticket just to break up a driveway?

Section 556.105, Florida Statutes, requires notice to Sunshine 811 at least two full business days before excavation or demolition. Breaking out a driveway disturbs soil at the edges and below, so we file the ticket. It stays valid for 30 calendar days.

Why can’t concrete work start on Palm Beach island in winter?

Town Code Sec. 42-198 restricts pneumatic jackhammers and similar equipment during the season, and the Town’s demolition conditions say that work may not start until after May 1. We confirm the current dates with the Town before scheduling.

What does a demolition cost, and what moves the number?

We do not publish prices, because the number depends on what surrounds the building. The main drivers are structure type and size, asbestos findings, truck access, the permit and utility requirements for the address, any below-grade work, and the haul to SWA-permitted facilities. Local rules move it too: the Town of Palm Beach requires a bond of the demolition cost plus 35%. Send the survey and photos, and we will price it.

Do you quote demolition of any size?

Yes. Size never rules a job out: we price everything from a single shed or an interior strip-out to a commercial site or a concrete tower. Every job is priced from the same questions: which department issues the permit, what the asbestos rules require, which utility releases are needed, and in what sequence the structure comes down. Send what you have, and we will say what else we need.

Order of work

From first call to closed permit

  1. Call or send the form

Give the address, what is coming down and anything that must be protected. Photos or a survey help.

  2. Walk the property

We check the structure, live services, truck access, trees, the seawall or neighbor close by, and any association rules.

  3. Scope and price in writing

Removal, protection, haul-off and anything that depends on the asbestos survey are listed line by line.

  4. Notices, letters and permit

The licensed asbestos survey and any health department notice, the utility releases, then the application to the right building office.

  5. Take it down and haul it out

Work runs in the agreed order. Loads go to Solid Waste Authority–permitted facilities, or the hauler your city requires.

  6. Final inspection and close-out

The inspector signs off and the permit closes. You keep a graded lot or the shell you asked for.
