Accessory structure demolition in Palm Beach County

Small structures carry the same permit logic as large ones. In unincorporated Palm Beach County, anything that needed a building permit to build needs a demolition permit to remove, and that includes signs. We check the record before the first panel comes off.

PPM PB-O-110 lists modular buildings, signs and swimming pools among the structures that need a demolition permit. It works the other way too: when a whole house comes down, every accessory structure goes with it unless the Building Official approves otherwise before the permit issues.

Historic districts treat small buildings differently. In West Palm Beach, demolishing a shed under 200 square feet in a district is a Staff Level 2 review, a COA-Minor, rather than a hearing before the Historic Preservation Board. Larger outbuildings in a district are a question for the city’s Historic Preservation office.

On the island, the Town of Palm Beach Council may grant exceptions to its winter demolition ban for accessory structures where no nuisance results. A waiver needs notice filed at least 45 days before the Council meeting, plus notice to owners within 300 feet. Wellington publishes a separate Stable and Manure Bin Packet; ask the village whether it applies to a barn removal.

Send photos of each structure and its position on the survey. We will price them singly or together.

Sequence

  1. Photograph and measure each structure.
  2. Check the permit record and any historic designation.
  3. Arrange utility disconnects through licensed trades.
  4. Pull the demolition permit where the department requires one.
  5. Demolish, remove the slab if it is in scope, and haul to SWA-permitted facilities.
  6. Grade and restore the area.

The usual problems

What tends to go wrong, and how it is handled

No permit on record

An unpermitted shed or carport still has to come down lawfully. We ask the department how it wants the removal documented before work starts.

Hidden services

Detached garages and cabanas often carry electric, water or gas lines. Licensed trades disconnect and cap them first, and an 811 ticket covers any slab removal.

Old roofing and siding

Older outbuildings can carry roofing or siding that should be tested. Where the building’s age or history points that way, we arrange a licensed survey first.

Outside our license

Electrical, plumbing and gas disconnects are separate licensed work we coordinate. A sign in or near a right of way may need approvals beyond the building permit, which we confirm with the department. Fences and landscaping are outside scope unless listed in the quote.

Questions

About accessory structure demolition

Does a Palm Beach County shed teardown need its own permit?

In unincorporated areas, PB-O-110 requires a demolition permit for any structure that needed a building permit to build, and many sheds did. Cities write their own thresholds, so we check with the building department for your address before quoting.

Can a cabana come down on Palm Beach island during season?

The Town bans demolition from the Monday before Thanksgiving through March 31, but the Council may grant exceptions for accessory structures where no nuisance results. A waiver needs notice filed at least 45 days before the Council meeting and notice to owners within 300 feet.

What does a demolition cost, and what moves the number?

We do not publish prices, because the number depends on what surrounds the building. The main drivers are structure type and size, asbestos findings, truck access, the permit and utility requirements for the address, any below-grade work, and the haul to SWA-permitted facilities. Local rules move it too: the Town of Palm Beach requires a bond of the demolition cost plus 35%. Send the survey and photos, and we will price it.

Do you quote demolition of any size?

Yes. Size never rules a job out: we price everything from a single shed or an interior strip-out to a commercial site or a concrete tower. Every job is priced from the same questions: which department issues the permit, what the asbestos rules require, which utility releases are needed, and in what sequence the structure comes down. Send what you have, and we will say what else we need.

Is Romco licensed, and who does the specialty work?

Romco Builders is a licensed Florida general contractor. We self-perform demolition, dewatering, Support of Excavation and deep foundations. Asbestos surveys come from independent licensed consultants and removal from licensed abatement firms. Utility disconnects, tree removal, electrical, plumbing, fire sprinkler work and engineering go to the licensed parties for those trades, and we coordinate them under one schedule.

Order of work

From first call to closed permit

  1. Call or send the form

Give the address, what is coming down and anything that must be protected. Photos or a survey help.

  2. Walk the property

We check the structure, live services, truck access, trees, the seawall or neighbor close by, and any association rules.

  3. Scope and price in writing

Removal, protection, haul-off and anything that depends on the asbestos survey are listed line by line.

  4. Notices, letters and permit

The licensed asbestos survey and any health department notice, the utility releases, then the application to the right building office.

  5. Take it down and haul it out

Work runs in the agreed order. Loads go to Solid Waste Authority–permitted facilities, or the hauler your city requires.

  6. Final inspection and close-out

The inspector signs off and the permit closes. You keep a graded lot or the shell you asked for.
