Mobile home demolition in Palm Beach County

The machine work on a mobile home is light. Permission can be heavier. In a resident-owned community like Briny Breezes, the cooperative approves before the town issues a permit, so we start with whoever holds the first signature.

A small white single-story building with a broken tile roof, debris piled against it, on a street lined with trees.

Briny Breezes is the clearest example in the county. Permit applications start with Briny Breezes, Inc., the resident-owned cooperative, and removing a mobile home needs the corporation’s approval, with plans, before the Town issues the permit.

Elsewhere, the building department for the address sets the route. In unincorporated Palm Beach County, PB-O-110 requires a demolition permit for any structure that needed a building permit to construct, and it names modular buildings in that list. Ask the department how it classes your unit before booking anything.

Asbestos rules turn on numbers. One home on its own lot is usually outside the health department’s notice rule, but several residential buildings on one site under common ownership are not excluded. A park removing more than one unit should expect a licensed survey and a notice to DOH-Palm Beach.

Send the park name, the unit count and photos of each home and its tie-downs. We will price the removal and the site restoration.

Sequence

  1. Confirm who approves: park, cooperative and building department.
  2. Arrange utility disconnects at the pad.
  3. Arrange a licensed asbestos survey where the unit count or history calls for one.
  4. Pull the permit for the address.
  5. Remove skirting, tie-downs and attached structures, then the unit.
  6. Clear the pad, haul debris and leave the site ready for grading or a new unit.

The usual problems

What tends to go wrong, and how it is handled

Approval from the wrong body

Park rules, cooperative bylaws and the building department can each have a say. We confirm the order of approvals in writing before scheduling.

Materials that need testing

Older units may contain flooring, roofing or coatings that should be tested. Where a survey is warranted, we arrange one with an independent licensed consultant.

Utilities left live at the pad

Electric, water, sewer and gas are disconnected by the utility or a licensed trade before the unit is cut or moved.

Debris that will not fit a dumpster

Frames, axles and appliances are separated so metal is recycled and the rest goes to SWA-permitted facilities. Refrigerant recovery is documented where the city asks, as Lantana does.

Outside our license

Moving a unit over the road to another site, title matters and park lease questions are outside our scope. Utility disconnects and refrigerant recovery are certified or licensed work we coordinate. Rules for mobile homes differ by department, and we confirm them for each address.

Questions

About mobile home demolition

Who approves a mobile home removal in Briny Breezes?

The application starts with Briny Breezes, Inc., the resident-owned cooperative. Removing a mobile home needs the corporation’s approval, with plans, before the Town of Briny Breezes issues the permit. We prepare the removal plan and follow the file through both steps.

Does clearing several units in one park bring in the asbestos rules?

It can. The health department excludes isolated residential buildings of four or fewer units, but not several buildings on one site under common ownership, and not those removed as part of a commercial project. The Florida Department of Health in Palm Beach County decides; we arrange the licensed survey and file what it asks for.

What does a demolition cost, and what moves the number?

We do not publish prices, because the number depends on what surrounds the building. The main drivers are structure type and size, asbestos findings, truck access, the permit and utility requirements for the address, any below-grade work, and the haul to SWA-permitted facilities. Local rules move it too: the Town of Palm Beach requires a bond of the demolition cost plus 35%. Send the survey and photos, and we will price it.

Do you quote demolition of any size?

Yes. Size never rules a job out: we price everything from a single shed or an interior strip-out to a commercial site or a concrete tower. Every job is priced from the same questions: which department issues the permit, what the asbestos rules require, which utility releases are needed, and in what sequence the structure comes down. Send what you have, and we will say what else we need.

Is Romco licensed, and who does the specialty work?

Romco Builders is a licensed Florida general contractor. We self-perform demolition, dewatering, Support of Excavation and deep foundations. Asbestos surveys come from independent licensed consultants and removal from licensed abatement firms. Utility disconnects, tree removal, electrical, plumbing, fire sprinkler work and engineering go to the licensed parties for those trades, and we coordinate them under one schedule.

Order of work

From first call to closed permit

  1. Call or send the form

Give the address, what is coming down and anything that must be protected. Photos or a survey help.

  2. Walk the property

We check the structure, live services, truck access, trees, the seawall or neighbor close by, and any association rules.

  3. Scope and price in writing

Removal, protection, haul-off and anything that depends on the asbestos survey are listed line by line.

  4. Notices, letters and permit

The licensed asbestos survey and any health department notice, the utility releases, then the application to the right building office.

  5. Take it down and haul it out

Work runs in the agreed order. Loads go to Solid Waste Authority–permitted facilities, or the hauler your city requires.

  6. Final inspection and close-out

The inspector signs off and the permit closes. You keep a graded lot or the shell you asked for.
